Thoughts for the November 2025 Market
In November, pricing in the Reno and Sparks housing market remained stable, with median home prices rising year over year in both cities. This is largely due to a slight drop in mortgage rates combined with inventory drop-off that usually occurs throughout the fall months.
Here are a few key stats that show increased buyer demand in November:
- Median days to contract has dropped to 35 days.
- On average, sellers received 98.6% of their list price.
- 26.3% of homes and condos sold, were cash sales.
So, what does this all mean?
For Home Buyers Looking in the Reno/Sparks Market
As we go into the late fall, early winter market, inventory drops, but doesn’t reduce to nothing. There are still a good number of homes on the market, and most sellers are eager to get offers, even if they’re below list price. Couple that with the softening of mortgage rates, and your buying power has significantly increased. That being said, if you find the perfect home, now is the time to make that move.
For Sellers Looking to Sell Their Reno/Sparks Home
Buyer activity drops during the last part of the year, so many sellers are waiting until the beginning of the year to list their home, hoping to catch more buyers. With that in mind, now is the time to get a staging review so you can make sure your home is market ready, and able to attract the most buyers when you list in the Spring.
Conclusion
The Reno/Sparks market is still stable, and would technically be considered a seller’s market, with buyer’s gaining ground in different sectors of the market.
