The median home price in Reno rose to $710,000 in June 2026, representing an increase of 6% from last month, and 5.6% from June last year. This was a new record high for Reno.

In June, the median home price in Sparks rose to $590,000. This represented an increase of 7.3% from May, and 5.9% from June 2025. Also, this was a record high for Sparks.

During June, 663 homes and condos were added to the market. By the end of the month, 615 sold, leaving 1,117 listings available for purchase. At this rate of sale, if no other homes are added to the market, there would be enough inventory to satisfy buyer demand for 1.8 months.

By the end of June 2026, interest rates were averaging around 6.49%. This was down 4 basis points from the end of May, and 28 basis points from the same period last year.*
In June, both Reno and Sparks saw record highs for their median home price. This was a direct result of low inventory. And though interest rates steadily elevated, buyer demand continued. Also, not all buyers were directly affected by high rates since 26.7% of homes purchases in June were cash sales. Sellers definitely had an advantage, and here are a few key market stats showing that advantage in June:
So, what does this all mean?
Inventory remains limited, and buyer demand continues to keep up with the number of homes available. As a result, you may have to compete against other buyers. If a home meets your needs, be prepared to move quickly with a competitive offer.
With inventory still well below normal, market conditions continue to favor sellers. To make the most of that advantage, focus on the factors you can control: preparing your home, marketing it effectively, and pricing it appropriately from the start. Even in a seller's market, homes that are overpriced or poorly presented can sit on the market longer and often sell for less than they could have with the right strategy.
Low inventory in the Reno/Sparks market continues to create a strong environment for sellers, while pricing remains strong.
