Thoughts for the Reno/Sparks Housing Market

In May, pricing in Reno remained strong, posting a year-over-year gain. Although the median price in Sparks declined, the decrease wasn't enough to be alarming. Overall, home values in our market continue to be supported by low inventory. In May, inventory dropped 22% compared to last May, while buyer demand increased, resulting in 2% more homes sold. This limited supply continues to constrain buyers' options. Here are a few market stats that illustrate that dynamic:

  • On average, sellers received 99.2% of their list price.
  • Median days to contract was 11.
  • 24.5% of homes sold above the list price.
  • 22.1% were cash sales.

So, what does this all mean?

For Home Buyers Looking in the Reno/Sparks Market

Inventory remains limited, and buyer demand continues to outpace the number of homes available. As a result, more properties are receiving multiple offers than they were just a few months ago. If a home checks the boxes you're looking for, be prepared to move quickly with a competitive offer.

For Sellers Looking to Sell Their Reno/Sparks Home

With inventory still well below normal, market conditions continue to favor sellers. To make the most of that advantage, focus on the factors you can control: preparing your home, marketing it effectively, and pricing it appropriately from the start. Even in a seller's market, homes that are overpriced or poorly presented can sit on the market longer and often sell for less than they could have with the right strategy.

Conclusion

Low inventory in the Reno/Sparks market continues to create a strong environment for sellers, while pricing remains steady.
