The median home price in Reno fell slightly to $631,625 in March 2026, representing a decrease of 1% from last month, but it was an increase of 4.4% from March 2025.

Sparks Median Home Price in March 2026

In March, the median home price in Sparks went up to $565,000. This was an increase of 4% from February, as well as an increase of 2.7% from March 2025.

Inventory

Reno & Sparks, NV Real Estate Inventory, March 2026

During March, 687 homes and condos were added to the market. By the end of the month, 501 sold, leaving 914 listings available for purchase. At this rate of sale, if no other homes are added to the market, there would be enough inventory to satisfy buyer demand for 1.8 months.

Interest Rates

By the end of March 2026, interest rates were averaging around 6.38%. This is up 40 basis points from the end of February, but down 27 basis points from the same period last year.*

Thoughts for the Reno/Sparks Housing Market

In March, pricing in Reno, and Sparks stayed strong with both experiencing year over year gains. And, though interest rates rose, inventory was extremely low. The number of active listings for sale was down 18.5% from March 2025. The market definitely favored sellers, and here are a few additional key market stats that showed that advantage:

  • On average sellers were getting 98.9% of their list price.
  • Median days to contract is 15.
  • 22.7% of homes sold over the list price.
  • 19.5% were cash sales.

So, what does this all mean?

For Home Buyers Looking in the Reno/Sparks Market

Inventory is still low, and buyer demand is high. There has been an increase in homes receiving multiple offers, and staying competitive is key. That said, if the right home comes along, it would be better to act fast, and submit an offer so you have a better chance of securing it.

For Sellers Looking to Sell Their Reno/Sparks Home

Even in a low-inventory market, affordability is what ultimately guides buyers. If a home is priced too high or isn’t fully market-ready, it’s easy for buyers to move on. To position your home for the best possible outcome, focus on finishing repairs, enhancing presentation through staging and curb appeal, and pricing it in line with the current market.
