Thoughts for the Reno/Sparks Housing Market

September brought a few interesting changes to the Reno and Sparks real estate market. Home prices continued to climb, even as mortgage interest rates moved higher and the number of homes sold declined.

The median home price in Reno reached $683,000, an 11.1% increase compared to September 2025. Sparks also saw prices rise, with the median reaching $583,250, up 4.2% year-over-year.

At the same time, the Reno/Sparks housing market showed some signs of slowing. Closed sales fell 4% compared to August and 7.1% compared to September last year. Inventory, however, remained relatively tight, with 20.7% fewer homes available than a year ago.

Here are a few other numbers help put the market into perspective:

  • On average, sellers received 98.8% of their list price.
  • Median days to contract was 28.
  • 18.2% of homes sold above the list price.

So, what does this all mean?

For Home Buyers Looking in the Reno/Sparks Market

With higher interest rates affecting affordability, consider negotiating a seller credit instead of just a lower purchase price. That credit can sometimes be used to buy down your mortgage rate, reducing your monthly payment. Depending on your financing, this strategy could save you more each month than a price reduction.

For Sellers Looking to Sell Their Reno/Sparks Home

Buyers are increasingly sensitive to homes that need work, especially with today's mortgage payments. A home that looks move-in ready will generally attract stronger interest than one with a long list of projects. Before listing, focus on cleaning, minor repairs, fresh paint, and presentation. Buyers often discount a home's price by more than the actual cost of the work needed.

Conclusion

The Reno/Sparks real estate market continues to show strong home prices despite higher interest rates and a slower pace of sales. Inventory remains limited, but buyers are becoming more selective about what they're willing to pay for.

For buyers, creative financing strategies may help make a home more affordable. For sellers, preparation and realistic pricing remain important to getting the best possible result.
