The median home price in Reno dropped to $672,000 in August 2026, representing a decrease of 5.9% from last month, an increase of 8.9% from August of last year.

In August, the median home price in Sparks dropped to $558,000. This represented a decrease of 0.3% from July, as well as 0.7% from August 2025. Overall prices in Sparks remained relatively flat.

During August, 549 homes and condos were added to the market. By the end of the month, 480 sold, leaving 1,172 listings available for purchase. At this rate of sale, if no other homes are added to the market, there would be enough inventory to satisfy buyer demand for 2.4 months.

By the end of August 2026, interest rates were averaging around 6.66%. This was no change from the end of July, but up 10 basis points from the same period last year.*

Thoughts for the Reno/Sparks Housing Market

August brought a bit of a shift to the Reno/Sparks housing market. Reno’s median home price dropped 5.9% from July’s record high, but at $672,000, it was still up 8.9% compared to last August. Sparks remained relatively flat, with the median price at $558,000, down just 0.7% from last year. This shift is likely based on the seasonality of our market.

Inventory ended the month at 1,172 homes and condos, giving buyers about 2.4 months of available inventory at the current pace of sales. Interest rates remained high, ending August at around 6.66%.
