The median home price in Reno rose to $650,000 in April 2026, representing an increase of 2.9% from last month, and 2% from April last year.

In April, the median home price in Sparks went up to $564,500. This was a slight decrease of .1% from March, but an increase of 1.7% from April 2025.

Inventory

Reno & Sparks, NV Real Estate Inventory, April 2026

During April, 707 homes and condos were added to the market. By the end of the month, 537 sold, leaving 975 listings available for purchase. At this rate of sale, if no other homes are added to the market, there would be enough inventory to satisfy buyer demand for 1.8 months.

Interest Rates

By the end of April 2026, interest rates were averaging around 6.3%. This was down 8 basis points from the end of March, and 51 basis points from the same period last year.*

Thoughts for the Reno/Sparks Housing Market

In April, pricing in Reno, and Sparks stayed strong with both experiencing year over year gains. Though it may not seem like much, there was a slight decline in interest rates, and inventory remained low with a 13.7% increase in closed sales compared to April 2025. Buyer demand was high, and sellers had an advantage. Here are a few additional key market stats that showed that advantage:

  • On average sellers were getting 99.2% of their list price.
  • Median days to contract was 13.
  • 23.6% of homes sold above the list price.
  • 20.4% were cash sales.
